Get to know the local competitors quite well. You want to do a lot of research into them, ask around about them, and probably stay at their places. What do they do better than you would be doing? Where could you beat them? Do they get more area customers than the motels for sale you are looking at do? You don’t want to shell out a lot of money, possibly borrowed money, to get stuck with motels that can’t turn a profit because the competitors are beating them out. Maybe you are looking at motels of someone who wants to leave the business rather than a franchise opportunity. If so, don’t buy if their reason for leaving is that they can’t take the heat of competition.
What are the local development plans? You surely don’t want to buy a motels business for sale which has motels in areas that will be drying up. You want them in established high traffic or expanding areas. Call the local government agencies to see what plans are in the works. Call local tourism agencies to find out more details.
